The principals of Integral Communities have over 150 years of combined experience and expertise creating success in the real estate development business. They spent more than a decade growing Western Pacific Housing into a western states home building and development powerhouse. Recognized as the 12th-largest homebuilder in the country, Western Pacific was later sold to D.R. Horton in excess of $1 billion in market capitalization. The next step for these five visionary real estate professionals was obvious.

This highly regarded team created Integral Communities, and positioned the company from its inception in the land entitlement and development business. Integral Communities creates new opportunities from underutilized or undeveloped parcels of land through value-added land planning. The firm employs highly disciplined and time-tested concepts for improved ways of evaluating and executing on real estate acquisitions that result in refined land development solutions that better serve the needs of communities today.

For the principals at Integral, the business model has been clear for the past decade as the company has successfully re-entitled, re-positioned and value engineered a wide and varied array of large-scale development projects. Craig A. Manchester

For more than 20 years, Craig Manchester has been a leading executive in the real estate community. Mr. Manchester together with Mr. Eugene Rosenfeld founded Integral Communities in 2003 and acquired properties with a total estimated exit value of over $1 billion since the Company's formation. Mr. Manchester leads the Company in all aspects of its operations, including the acquisition of over 10,000 residential lots since inception. Prior to Integral, Mr. Manchester joined Western Pacific Housing in its formative stages becoming President of Western Pacific Housing in 1997a position he held until the company's benchmark $1 billion dollar sale to D.R. Horton in 2002. Mr. Manchester is a CPA, who received his BA in economics from the University of California at Los Angeles and later his MBA in real estate finance from the Anderson Graduate School of Management at UCLA.

 

Eugene S. Rosenfeld

Eugene S. Rosenfeld is one of the nation's leading real estate developers and has successfully led three major companies. Mr. Rosenfeld joined Mr. Manchester in creating Integral Communities where together they have acquired properties with a total estimated exit value of over $1 billion since the Company's formation. Mr. Rosenfeld's storied leadership career includes serving as the Co-Chairman of Schuler Homes through the merger of Western Pacific Housing Group in 2001 on through to the sale of the combined companies to D.R. Horton in 2002; serving as the Chief Executive Officer of Western Pacific Housing, which he founded in 1993 in partnership with Apollo Advisors and Blackacre Capital and grew to the 12th-largest homebuilder in the nation; serving as Managing Partner of Highridge Partners, which he co-founded in 1976, a closely held diversified real estate company with a portfolio valued at over $3 billion; and serving from 1963 to 1976 as an executive with Kaufman and Broad, an international housing producer and insurance company, where he rose from Division Controller to become President and Chief Executive Officer. Mr. Rosenfeld, who is also a CPA received his Bachelor of Science degree in Business Administration from the University of California at Los Angeles and began his career with the international accounting firm of Deloitte & Touche.

 

Jim M. Chahine

Jim Chahine joined Integral Communities in 2004 and has since become a key member of the company's Executive Management team. He has assumed a strategic and advisory role in the overall management of the company with direct responsibility for accounting, finance, forecasting, strategic planning, legal negotiations, investor relations and partnership compliance. During Mr. Chahine's tenure with the Company, he has sourced capital for over 10,000 units with a total capitalization of over $400 million. Mr. Chahine's leadership position within the Company is expected to continue to grow over the next few years as the Company pursues additional growth strategies and explores new markets. Prior to joining Integral Communities, Mr. Chahine served in senior financial management positions at public homebuilding leaders Pulte Homes and Ryland Homes. Mr. Chahine received his Bachelor of Business Administration degree with an emphasis in Accounting from the University of Michigan. He is a CPA and began his career with Ernst & Young, a leading international accounting firm.

 

John D. Stanek

For nearly three decades John Stanek has been a recognized leader in Southern California real estate development. Mr. Stanek joined Mr. Manchester and Mr. Rosenfeld at Integral's inception, Mr. Stanek has negotiated the purchase of over 6,000 housing units for the Company with a total value in excess of $400 million dollars. Prior to Integral, Mr. Stanek launched the Los Angeles/ Ventura County Division of Western Pacific Housing and developed it into the largest production homebuilder in Los Angeles and Ventura Counties, establishing a land base in excess of 3,000 entitled lots. Prior to his tenure with Western Pacific Housing, Mr. Stanek held senior management positions with both publicly traded and privately held homebuilders, including Ryland Homes, Forecast Homes, and Kaufman and Broad. Mr. Stanek, who is a licensed CPA, received his Bachelor of Science degree with an emphasis in accounting from the University of Southern California.

 

C. Evan Knapp

Evan Knapp is a seasoned housing industry professional with over 25 years experience in all aspects of entitlement, development, construction and operations. Since joining Integral Communities Mr. Knapp has been instrumental in the acquisition, entitlement and disposition of major communities in both Northern and Southern California. He has been responsible for the acquisition of over 3,000 residential dwelling units, commercial and retail development sites valued at more than $300 million. Prior to joining Integral, Mr. Knapp was the Southern California Regional President for D.R. Horton with over $1.6 billion in asset management and encompassing four operating divisions which enabled D.R. Horton to maintain the top market share throughout Southern California. Mr. Knapp has been prominent in the building industry for more than a quarter century and has held senior leadership positions at The Anden Group, Western Pacific Housing and Schuler Homes as well as D.R. Horton. Mr. Knapp majored in business at Eastern Washington University and has maintained a California Real Estate Brokers License since 1991.

 

Lance M. Waite

Lance Waite has more than 25 years of experience in the homebuilding and real estate development industry including high level management positions with M.J. Brock and Sons, Ryland, Western Pacific Housing and D.R. Horton. As a Partner with Integral since 2003, Mr. Waite is responsible for land acquisitions and project underwriting as well as entitlement. Mr. Waite has entered into over ten major land transactions totaling more than $500 million in estimated project revenues and over 2,000 residential units. Specializing in the land development and land planning aspects of residential housing throughout Southern California, Mr. Waite has successfully managed the product design, entitlement processing as well as acquisition and disposition of numerous properties for Integral. Mr. Waite currently serves on the Board of Directors for Las Vegas Land Holdings and is an active member of the Building Industry Association of San Diego. Mr. Waite received his Bachelor of Science degree in Finance from San Diego State University as well as masters studies at the University of San Diego.
